The beautifully landscaped waterside garden is one of the real highlights of Coots, enjoying the sun throughout the day and lovely uninterrupted views down the dyke.

There's a large patio with table, chairs and sun loungers, giving you plenty of space for leisurely breakfasts, afternoons in the sunshine or an evening drink beside the water.

Wildlife is never far away, and anglers can enjoy seasonal fishing from the garden. There's also a private mooring suitable for a dayboat if you'd like to explore the Norfolk Broads from the water.

Coots has three bedrooms. Downstairs is a king-size bedroom and bathroom with shower, while upstairs you'll find a further king-size bedroom with en-suite shower room and a twin bedroom with its own en-suite.

The fully fitted kitchen includes a microwave and dishwasher, with a separate utility room providing a washing machine and sink.

Although Coots feels wonderfully tucked away, you're only a short walk from the centre of Wroxham and Hoveton, putting shops, pubs, restaurants and local amenities within easy reach.

Leave the car at the property, wander into the village or spend the day exploring the Broads before returning to your own peaceful spot beside the water.
